The Title and Settlement Process

Below is a brief explanation of what happens from the time the title orders is placed to the Settlement Process.



A title order is placed by providing basic property information to the order entry department. We then conduct a thorough search of the local city and county offices where the real estate is located. Sometimes this search can go all the way back to when the first Patent Deeds were granted by the government. By doing this we put together a chain of title that reflects all chronological events that may have affected the real estate.

The title officer carefully examines all the details of a property’s history to determine exactly who the current record owner is and what, if any, liens and judgments affect the property.

A title commitment is then assembled that shows the status of title to the real estate.

When buyers and sellers are ready to close their transaction contact the closing office of your choice and Ticor Title Insurance Company will make every effort to accommodate your needs.

If there is a lender involved please have your lender information available when making your appointment. This information includes a name and phone number so that we may make the lender aware of a pending closing.

A HUD 1 Settlement statement is prepared from a combination of information supplied by the parties involved in the transaction. Including real estate agents, attorneys, buyers, sellers and mortgage loan information.


On the day of closing Ticor Title Insurance Company can provide skilled escrow services that will insure that the details of your transaction are handled skillfully and professionally.

Our work continues for you long after the funds from your closing have been disbursed. A closing technician will settle the closing package and make sure that all necessary documents are returned to the lender after closing. Another Ticor specialist sends your deed and/or mortgage to the county recorder’s office to be placed of record.

Upon final examination or recording of any documents necessary to clear any title objections Ticor Title Insurance Company will issue the owner’s and/or lender’s title insurance policies.
